Grey asphalt is not a colour problem

New asphalt is black because of the binder holding the aggregate together. UV and oxygen break that binder down, and as it goes the surface fades to grey and starts releasing stone. The colour is the symptom. The loss of binder is the actual failure.

Once enough binder has gone, water gets between the aggregate, freezes, and takes the surface apart from the inside. In our freeze-thaw cycles that happens quickly.

What preparation actually means here

Sealer bonds to a clean, sound surface or it does not bond at all. That means removing dirt, oxidised material, oil staining and any vegetation growing in the cracks. Sealer over a dirty lot peels in sheets by spring and looks worse than doing nothing.

  • Surface cleaning to sound asphalt.
  • Crack preparation — cleaned out before anything goes over them.
  • Oil spot treatment, because sealer will not stick to contaminated areas.
  • Clean cut edges against curbs, garages and concrete.

When to say noIf a lot has failed structurally — alligator cracking, potholes, base failure — sealing it is putting a coat of paint on a broken thing. We will tell you when it needs patching or an overlay instead.
